1. Q: When Do I Need to Submit an ARC Application?
A: According to Pointe at Jamestown Rules and Regulations, all exterior modifications required the submittal of an an Application for Architectural Review. The only exception involves fences of an approved type, as detailed in the Architectural Standards.
2. Q: How Do I Obtain an Architectural Review Application Form?
A: The required form can be obtained by clicking here, or by contacting Association Manager, Randy Kline, rkline@unitedproperty.org, 757-345-5383, ext 486. The application should be submitted per the instructions detailed at the top of the form.
3. Q: Do I Need to Submit an application for Fences?
A: See #1 above. Fences of an approved type do not require sumbittal of an application; however, homeowners should consider easements when placing their fences. Placing fences over an easement potentially opens the homeowner to liability of needing to move the fence or pay certain fees should a utility concern need to perform work in the easement area. Additionally, homeowners should not place a fence over a drainage ditch in a way that blocks proper drainage. Contact an ARC member for further information.
4. Q: What is the Status of the Fence and Shed Amendments?
A: The amendments have yet to pass due to not having received the required number of votes. The Fence amendment allows homeowners to place a fence 1/3 of the distance back from the front of their house, which often allows the fence to cover utility doors or air conditioning units. The current language requires fences to be placed 2/3 of the distance from the front of the house. The shed amendment relaxes the requirement to have vinyl siding on sheds and provides for the homeowner to have a shed which harmonizes in color with the house structure. Sheds will need to be sided with wood or vinyl. If you wish to provide your consent on these important amendments, contact the Association Manager, or a Board member to obtain the consent forms.
